Inside the last remaining penthouse at 80 Holland Park

The West London development claims to be the first in its postcode to be fully serviced – we scope out that claim

Since sales opened at the end of 2020, 80 Holland Park has been making waves in the property world. The 25-home residential development from mogul Christian Candy proved a hit with London house hunters, selling out bar one remaining penthouse. Let’s take a look inside.

The last of four penthouses at 80 Holland Park is understated, yet refined – every detail is thought out, and nothing is there for the sake of it. It’s the work of British studio-of-the-moment Albion Nord, which has worked on numerous super-prime London developments including The Old War Office and Chelsea Barracks.

This low-maintenance home comprises 3,141 sq ft of sumptuous velvets, mohairs, marbles and oaks in a calming palette of green and ochre (inspired by the neighbouring Holland Park). The mature aesthetic is interspersed with pops of pattern, as well as some fun bespoke pieces and artworks, giving it a bit more of an edge.

The 80 Holland Park penthouse is spread across two floors, the upper level being dedicated to living and entertaining space. Here, floor-to-ceiling glazing ushers in an abundance of natural light and reveals far-reaching views of the capital. It’s largely open-plan, including a dining area, reception, and fully integrated kitchen, plus a separate room which can be used as an office.

Downstairs is the master bedroom suite, which comes complete with a fully-fitted dressing room and marble-clad en suite bathroom. It’s joined by three further en suite bedrooms and a children’s room.

The development itself comprises a row of 21st century villas on the north corner of the 54-acre park. The townhouses are super-modern – all gleaming white façades and geometric finishes – yet they blend seamlessly with the Belle Epoque mansions of their surroundings.

So, yes, the penthouse is impressive. But 80 Holland Park’s real claim to fame is its ‘fully serviced’ credentials – it is, apparently, the first residential development in W11 to be so. What does that entail, exactly? Residents benefit from a suite of amenities including a 16.8m pool, a steam room, spa treatment room, private cinema, business suite/children’s homework area, and dog wash facilities (for those long winter walks in Holland Park). Plus, the gym is arguably the most sophisticated of any multi-unit development in the city, designed in collaboration with former Olympic tri-athlete Tim Weeks.

This is all on top of a 24/7 concierge; for residents that live abroad for part of the year or travel frequently, this security can provide great peace of mind. The concierge at 80 Holland Park also assists with hotel-style services such as booking theatre tickets, making restaurant reservations and so forth.

Over the last few years, 80 Holland Park has never been far from property headlines – this really is the last chance to own a slice of this Christian Candy showpiece.

The final penthouse at 80 Holland Park is for sale for £14.5million and includes all furniture. Visit 80hollandpark.com for more info.
