A residential, retail, and office development, located a stone’s throw from the home of the Duke and Duchess of Cambridge, promises all the grandeur of its royal neighbour

With the Queen’s Platinum Jubilee approaching, we’ve got royalty on the brain. And nowhere screams blue blood more than the Borough of Kensington and Chelsea – locus of Kensington Palace, which has been a residence of the British royal family since the 17th century.

In 1981, the newly-married Prince and Princess of Wales moved into the palace, and it remained Diana’s official residence after their divorce. Her sons, Princes William and Harry, were raised here, and Diana’s infamous interview with Martin Bashir for the BBC’s Panorama was recorded in her sitting room. After her death, her quarters were stripped bare and lay vacant for ten years.

Following their marriage in 2011, the Duke and Duchess of Cambridge used Nottingham Cottage, a house on the grounds of Kensington Palace, as their London residence. They then moved into the four-storey, 20-room Apartment 1A, the former residence of Princess Margaret, in 2013.

The surrounding area enjoys proximity to this historic institution, but there’s one location in particular that can make a royal claim to fame. Lancer Square, a brand-new, mixed-use development, is built on the site of the original Kensington Palace grounds and kitchen garden, which later became Kensington Barracks. The barracks were built in the late-18th century to accommodate cavalry and infantry but were demolished in 1972 and the site redeveloped as Lancer Square, named after the Royal Lancers, the regiment of the British Army that was housed there.

The boutique development has nodded to its royal heritage in its appearance. The 36 residences – which range in size from one to four-bedroom apartments – feature a grid-like structure that evokes the cultivated symmetry of the palace.

Lancer Square’s three distinct buildings are positioned around a landscaped courtyard, with apartments spread over two residential buildings crowned with two lateral and one duplex penthouse.

Amenities are, one could say, fit for royalty, featuring a private spa and treatment rooms, a gym, a vitality pool, a 20-metre swimming pool, and steam and sauna rooms. Residents also enjoy a secluded garden with mature landscaping and contemporary art installations, as well as private parking and a 24-hour concierge service.

On top of its residential offering, Lancer Square boasts 14,000 sq ft of retail and 48,000 sq ft of office space – residents will benefit from flexible workspaces with exclusive access to a private roof terrace, right on their doorstep.

If the thought of having Kate and Wills as neighbours appeals, a property on Lancer Square may be the answer. The marketing suite is now open for those who want to live their own version of the royal lifestyle.
