When was the last time you met someone who worked in the office five days a week? We’re willing to bet not since the Covid-19 pandemic swept across the world ripping up the 9 to 5 rulebook and replacing it with all manner of hybrid working arrangements.

According to research by London-based estate agent JLL, 87 per cent of people worked from home less than once per week pre-pandemic. Now, 58 per cent plan to work from home at least once or twice a week – it follows, then, that our living situations need to adapt accordingly.

One London neighbourhood prescient enough to have seen this shift coming is Royal Docks. Once a thriving hub emblematic of Victorian innovation and industry, over the past decade this prime riverside area has been undergoing a period of regeneration, with 4,774 new homes creating a new desirable ‘village’ within the capital. The neighbourhood has even received the seal of the approval of the Mayor of London, Sadiq Khan, who, alongside the Greater London Authority, recently moved into Royal Docks’ Crystal Building; the location of the capital’s new permanent City Hall.

A key moment in this area of East London, it is predicted that this move will lead to a total of 25,000 new homes and 60,000 new jobs in Royal Docks over the next 20 years. Meanwhile, the area is also being touted as a prime example of the ‘15 minute city’, in which high-quality public transport, public amenities, green spaces and community areas provide residents with access to everything they want and need in 15 minutes or less, while also attracting non-residents with a diverse array of restaurants, bars, shops and outdoor spaces. There are also few London locales where you can benefit from the best of both worlds that is proximity to both the river and gorgeous landscaped parks.

One development spearheading the regeneration of Royal Docks is Riverscape, a prime waterfront new build created by property developer Ballymore. Ideally located between the 40-acre Royal Wharf and lush Lyle Park, as well as being just moments from two DLR stations, one of which is also connected to the brand new Elizabeth Line, and Royal Wharf Pier (a key stop for both the Thames Clipper and Uber Boat), from the very beginning it was designed with a modern model of hybrid living in mind.

Featuring design by Jaki Amos, of renowned London-based interior design firm Amos & Amos, apartments at Riverscape prioritise natural light, panoramic river views and flexible living spaces that can be easily configured to provide a home office, play area, dining room or art studio alongside space for entertaining.

Residents at Riverscape will also benefit from the use of gorgeous lobby areas and a private penthouse-level Sky Lounge which can be used as a co-working space, private dining area or events venue with show-stopping views over the Thames. There’s also a 24-hour concierge service, dedicated estate manager and forward-thinking app offering lifestyle management at the touch of a button, while Riverscape residents will also be granted access to the Clubhouse at Royal Wharf, with full use of its 25 metre swimming pool, hydrotherapy pool, sauna, jacuzzi, state-of-the-art gym and full roster of workout classes.

Ranging in size from one- to three-bedrooms, apartments at Riverscape are set to begin completion in Autumn 2023 with prospective residents encouraged to register their interest now. And, with Royal Docks promising a perfect mix of community, hospitality and lifestyle amenities that are only set to grow and develop over the next two decades, we recommend you get your name down early.

One-bedroom apartments at Riverscape start from £399,950. To find out more and register your interest visit riverscape.co.uk.
