Property of the Month: A stunning new build penthouse in the heart of Marylebone Village

16 Dec 2025 | | By Kari Colmans

The Rossetti penthouse crowns Marylebone Square, Marylebone Village’s first new build mixed use development in over half a century

Sitting pretty atop Marylebone Square, Marylebone Village’s first new build, mixed use development in more than 50 years, the stunning Rossetti penthouse offers a rare opportunity to buy into Marylebone’s esteemed Howard de Walden estate.

Delivered by Concord London and W1 Developments, Marylebone Square is located on the site of the former Moxon Street car park. The exquisite 5,000 square foot, three-bedroom penthouse has been elegantly furnished by Phil Waterson, the creative mind behind some of the world’s most stunning properties, from royal residences and superyachts to grand hotels and mixed-use developments.

Waterson has achieved a series of dramatic moments by “overlaying” the elegant interior architecture with a sense of theatre. Bespoke items come together with contemporary luxuries from B&B Italia’s Maxalto collection, while a thoughtful mix of textures and accessories create warmth, depth and atmosphere throughout. A contemporary, crescent-shaped sofa complements a 1930s Art Deco Parisian ceiling lamp, while the centrepiece of the elegant entertainment area is a striking Welsh black slate bioethanol fireplace.

Bespoke joinery provides a backdrop for curated accessories and books, while a contemporary Venetian chandelier with hand-blown glass balloons is suspended from a dark steel frame above the dining table. Midnight Dusk by Richard Whadcock sets the scene in the main bedroom; a study of light, it reflects the importance of natural light throughout the Rossetti.

A wraparound terrace unfolds as a sequence of outdoor rooms creating a 1,400 square foot sky garden high above street level. Designed in collaboration with landscape architect Joe Brimson, it boasts unobstructed views across Marylebone’s film set-style rooftops. Several breakout areas offer corners for both quiet relaxation and al fresco dining, while specimen trees, fragrant shrubs, and plantings create ‘visual dynamism’ through the use of fluctuating heights and shapes.

Simon Bowden and David Correlaia of E8 Architecture have embraced an informal, contemporary approach with regards to the property’s interior architecture, with a focus on light via floor-to-ceiling windows and flexible, open plan living spaces. Large, light-filled areas are as practical and functional as they are beautiful and can be used as either grand entertaining spaces or be transformed into smaller, more intimate areas through concealed sliding partitions. Sleek ensuite bathrooms by Salvatori serve as a striking and moody contrast.

The lighting throughout has been designed to induce a feeling of calm, while a unique aspect of Marylebone Square is that there are no internal corridors. “The Rossetti is a celebration of light-filled spaces, of deceptive simplicity thoughtfully designed for the demands of city life,” says Bowden. “The feel is timeless elegance rather than ostentation. It’s a home that is designed for living – for living well.”

Named after Christina Rossetti, the celebrated romantic writer who called Marylebone home, the buyer of the penthouse will also receive a first edition of Christina Rossetti’s poems, in celebration of the authoress and the stunning neighbourhood that has captivated London’s discerning residents for generations. Considered one of the capital’s most exclusive and desirable neighbourhoods, it is a “prosperous, culturally vibrant, urban village where independent shops, stylish boutiques, fabulous restaurants, artisan cafes, traditional pubs, and hardware co-exist,” says Christopher Murray, CEO of Concord London.

“As a 30-year resident of Marylebone Village,” adds Murray, “I was determined to create a building that enhances our very special community. We want the residents of Marylebone Square to embrace and engage with the rich village life that makes Marylebone so special. Our focus was to design spacious homes, while intentionally minimising internal amenities. And our 24-hour concierge team ensures residents have privileged access to the neighbourhood’s finest amenities, from boutique shops and fitness clubs to world-class dining.”

Now 80 per cent sold, property at Marylebone Square comes with a rare 999-year, virtual freehold lease, as well as two private EV parking spaces and a 24-hour concierge service. “The Rossetti presents a once-in-a-lifetime opportunity to acquire luxury real estate in London’s most coveted neighbourhood, situated at the heart of the Howard de Walden Estate, where property rarely, if ever, comes to market,” continues Murray. “This is the only development of its kind in central London. It’s impossible to replicate.”
