Berkeley announces details of Foster + Partners-designed One King’s Road Park

The luxurious new residential project will pay tribute to the area’s regal history and world-class cultural offering

Once the preserve of royalty, a major new Chelsea residential development promises to celebrate the majestic cultural heritage of the King’s Road. Brought to life by Berkeley, King’s Road Park will combine style, character, location and amenities courtesy of a collaboration between Foster + Partners, MAWD | March and White Design, and Gillespies, aiming to set a new standard for luxury modern living in the capital.

Offering 143 curated homes, One King’s Road Park is set to be the fourth phase of prime homes to launch at the luxury development, following the delivery of five standalone apartment buildings all set to complete by late 2027. Arranged over two imposing towers, reaching 28 and 38 storeys, No. 1 will be the first of three blocks bearing the King’s Road Park address to launch, and will offer a range of apartments spanning suites to four-bedrooms homes. Most of the apartments will benefit from dual-aspect views overlooking the landscaped central gardens, River Thames and the city skyline. 

The interiors at King’s Road Park are guided by an ethos of “quality, proportion and materiality”. Both the Classic and Premium specifications take their cues from the same overall design and aesthetic philosophy, offering a laidback, balanced, and bold backdrop. Kitchens and bathrooms will be available in a range of light or dark palettes, with natural materials, refined finishes and integrated appliances ensuring homes are comfortable, luxurious and intuitive, dependent on the buyer’s bespoke needs and preferences.

The two sculpted towers of One King’s Road Park will be complemented by a seven-storey podium surrounded by a thoughtfully landscaped private residents’ garden. A six-acre park, flowing with meandering streams and peppered with paths and play spaces, will unfold across the development, shaped around a Grade II*-listed gasholder set to be reimagined as a focal water feature.

The park will provide residents a secluded setting to unwind and enjoy the intimate and exclusive space, while reconnecting with nature. Designed by award-winning Gillespies, the private outdoor space at King’s Road Park promises to make it a standout offering in one of London’s most desirable postcodes. 

At the heart of the development sits the Atrium, a luxury spa and leisure
space designed by EPR Architects. The residents-only club will feature a pool, fitness studio, and spa, and includes exclusive access to two private cinemas, a games rooms, and tailored spaces for work, as well as a 24-hour concierge service.

Interiors here will be based on all things botanical, combined with subtle Neo-Victorian detailing and bathed in natural light. With multiple open spaces, as well as a self-service café, it’s ideal for those working from home or meeting with friends, with the Atrium forming a central social hub for wellbeing, work and connection.

The Podium roof garden at One King’s Road Park has been imagined as a continuation of the ground-level gardens, with a glazed, sculptural canopy that allows for al fresco dining, alongside plenty of spaces to sit back and enjoy views across the Mirror Garden, the park to the west and Chelsea Creek to the east.

Distinct from No. 1, Two King’s Road Park will be defined by an exclusive residents’ club at Level 32, elevated in both stature and style. The space will come together with a bar, lounge and terrace, perfecting for entertaining or unwinding, as well as a party room and flexible multipurpose space designed for private gatherings.

Blending old with new, several heritage assets are being carefully restored, including a partially restored Grade II-listed gasholder, two Grade II-listed buildings and two war memorials. Alongside this will be a bustling new retail hub, including a range of top restaurants and retail destinations.
