
New One Hyde Park-style development planned at No.1 Hampstead
Branch Hill House will offer 50 luxury apartments set within a stunning Edwardian mega-mansion
Hampstead’s vast Edwardian mansion, Branch Hill House, is set to be transformed into an exclusive gated development consisting of 50 super-prime residences. Acquired by developer Bentry Capital in a £16.4 million deal, the lateral flats will be set in 1.7 acres of landscaped gardens, following an extensive multi-year redevelopment of the estate.
Set behind a sweeping driveway off Branch Hill Road, No.1 Hampstead will provide 23,456 square feet of luxury accommodation, just moments from the charming heath and village, which is rich with cafés, restaurants, boutique shops and sought-after schools, as well as easy access to central London.
No.1 Hampstead will retain and restore Branch Hill’s delightful Edwardian period features, including high ceilings, detailed cornicing, and large bays and windows, with the 1960s extension being replaced by a new-build wing that will sympathetically echo the original architecture.

Subject to planning, the new homes will comprise sophisticatedly converted and new-build one-, two- and three-bedroom lateral apartments, complemented by an elegant contemporary standalone townhouse. The development will also boast an impressive concierge foyer and landscaped gardens, as well as interiors effortlessly combining modern private living with timeless character and charm.
The splendid Edwardian Baroque mansion was first built in 1901 by Ernest Flint and architect Henry Flitcroft for banking tycoon John Nivison, 1st Baron of Glendyne. The striking architecture is reminiscent of Sandringham House, which was remodelled a year earlier. Boasting an illustrious history, the first manor house on the site was built in 1741 for judge Sir Thomas Clarke, Master of the Rolls. The property was later the London home of Fitton Gerard, the 3rd Earl of Macclesfield, and wealthy Hampstead merchant Sir Thomas Neave. Operating as a care home between 1964 and 2015, the grand property will finally be returning to its storied residential origins.

Award-winning architectural practice and heritage specialist Stanhope Gate Architecture, which designed the original redevelopment masterplan, will work with Bentry Capital to revive the lapsed planning consent and enhance the unit mix. The scheme will form part of the Bentry Heritage collection, a range of historic buildings converted into residential schemes, and part of Bentry Capital’s £500 million (GDV) development portfolio across the capital. Construction will be led by Bentry Capital’s in-house arm, Mellior Group, with an anticipated three-year build programme.
