Holiday Home of the Month: A new branded residence on Antigua’s west coast
Nikki Beach is set to be the first branded resort on the island – and it’s bringing state-of-the-art luxury homes with it
2026 is shaping up to be a big year for the Caribbean property market. Offering pristine beaches, a laidback lifestyle and plenty of five-star resorts, perhaps the biggest draw for investors is the region’s Citizenship‑by‑Investment (CBI) programme. Nicknamed the ‘golden passport’, it essentially grants those who have invested money into the island citizenship – and nations that are already participating include St Kitts & Nevis, Dominica, Grenada, St Lucia, and Antigua and Barbuda.
In addition to the CBI, Antigua is also gearing up for a big year, as sales for its first branded resort, courtesy of Nikki Beach, launch this month. Positioned as the first Nikki Beach Resort in the Western Hemisphere, Nikki Beach Resort & Spa Antigua’s landmark $400 million development aims to set a new benchmark for branded resort living in the Caribbean.
Set along the island’s celebrated Jolly Beach, and developed by White Sand Development Ltd in collaboration with Nikki Beach Hospitality Group, the project is poised to become one of the most desirable lifestyle-led investment opportunities in the area. So, what’s on offer? The Antiguan resort will comprise 82 hotel rooms and suites and 134 turnkey residences – ranging from studios and one bedroom apartments to four-bedroom beachfront villas – and is following in the footsteps of the brand’s debut sold-out residential project, Nikki Beach Dubai.

Slated for completion in 2029, the residences provide effortless access to one of the Caribbean’s most desirable stretches of sand, where calm turquoise waters and soft white shores define everyday life. Inside, all residences have been designed by interiors studio Roam, which has incorporated eco-friendly elements and state-of-the-art smart home technologies across open-plan layouts, ocean-front pools and expansive terraces that boast sea and marina views. Decorated in a neutral palette, the spaces are accented with soft highlights of greens and blues in a nod to the verdant landscape outside.
Promising hotel-level service from the comfort of your own home, the popularity of branded residences shows no sign of slowing, with Knight Frank reporting the sector has expanded rapidly in recent years, with schemes rising from 169 in 2011 to 611 today. Nikki Beach Resort and Spa Antigua is no different. Services and amenities will include an on-site beach club – with its own boat tender docking for seamless arrival by sea and from the marina – and signature Escape restaurant, as well as a world-class, 11,000 square foot spa and wellness centre, access to an exclusive residence owners lounge and private gym, a dedicated kids’ club and teen-oriented lounge, The Reef.

“The Residences at Nikki Beach Resort and Spa Antigua set a new standard for living in the Caribbean,” says Lucia Penrod, co-founder and CEO of Nikki Beach Hospitality Group. “This is more than premium real estate, it’s an invitation into a vibrant community and the iconic Nikki Beach lifestyle, where music, dining, entertainment, fashion, film, and art come together to create the unforgettable experiences we’re known for. It’s a way to bring Nikki Beach home with you, and at its heart, a true celebration of life in paradise.”

With direct international flights from major hubs in the UK, Europe, USA and Canada, and with Antigua experiencing increased interest from second-home buyers and lifestyle seekers, there’s never been a better time to get your foot in the door at one of the Caribbean’s most beautiful islands.
