This environmentally-sensitive family home promises bang for your buck, featuring an adjacent one-bedroom cottage and 25 acres of rolling gardens

What do you look for in a second home? Are you after a country pile in the home counties so you can escape the hustle and bustle of the capital with ease, or are you looking further afield to take advantage of balmy climes found in Europe and beyond? Whatever your inner homebody desires, welcome to the inaugural edition of our Holiday Home of the Month series, designed to help you find your perfect property beyond the city.

As Londoners, we naturally didn’t have to look too far to find our first impressive address. Situated roughly 40 miles (or about an hour) outside the city centre, Hambledon House is a nine-bed, eight-bath edifice on Vann Lane, positioned on the outskirts of one of Surrey’s most coveted villages, Hambledon, also known as ‘the cradle of cricket’ thanks to its historic cricket clubs.

While this property was only finished a few years ago, its exterior nods to Edwardian period features and benefits from plenty of natural light thanks to an abundance of windows, especially in the grand reception hall, where a double-height full-width window takes centre stage. The current owners have also kept a keen eye on the property’s environmental impact and have included ground source heating, underfloor heating, a central vacuum system, and a whole house ventilation system with heat recovery to ensure toasty temperatures in the winter, and cooler ones in the summer months.

The main house’s living space alone spans 8,000 square feet across three floors, with permission for a further garage wing with accommodation above, as well as an orangery. Nine double bedrooms feature elegant, neutral interiors – offering a blank canvas for potential buyers – and some come equipped with balconies from which to admire the property’s sprawling grounds. Add to that a quaint one-bedroom cottage, complete with its own cobbled courtyard, and there’s plenty of potential for holiday rentals too.

While the interiors are certainly a talking point – another highlight is the family-style farm kitchen that opens up onto a tiled courtyard – the exterior and gardens boast stand-out features, such as an Italian-inspired ornamental pond that creates a Bridgerton-esque vibe to the west of the property. Fringed by pergolas and a walled garden, practice your serve on the recently-resurfaced hard standing tennis court or stroll through the remaining 25 acres of agricultural land. Golfing at The Milford, West Surrey, Hurtmore, and Chiddingfold courses is also on your doorstep, as is racing at Goodwood, Sandown, Ascot and Epsom, and polo at Cowdray Park and Hurtwood Park. Life in the countryside has never looked so good.
